Buying a home
How do I start buying a home in Alaska?
Start by talking with a local lender about pre approval, then reach out to me. We will build a plan around your budget, timeline and must haves, and I will set up a custom search. See my first time buyer guide.
How much do I need for a down payment?
It depends on the loan. VA loans can allow zero down for eligible veterans, FHA loans allow a low down payment, and conventional loans start at small percentages for qualified buyers. Your lender will confirm what you qualify for.
Are there first time buyer programs in Alaska?
Yes. Alaska Housing Finance Corporation offers programs that may help qualified buyers with rates and down payment. Ask your lender which ones fit your situation.
What closing costs should buyers expect?
Buyers typically pay for lender fees, title insurance, escrow and prepaid items like taxes and insurance. Your lender will give you a Loan Estimate with the details.
Should I get a home inspection in Alaska?
Yes. Inspections matter even more here because of winter conditions, heating systems, roofs, drainage, and wells and septic systems outside the city.

When is the best time to sell in Alaska?
Spring and summer usually bring the most buyers, but well priced homes sell year round. Low inventory can make winter a smart time to stand out.
Should I make repairs before listing?
Focus on what buyers notice and what inspectors flag. I will walk your home and tell you which projects are worth it and which are not.
How long does it take to sell?
It depends on price, condition and area. Recently, Anchorage homes averaged about 71 days on market and Wasilla homes about 89, while homes priced right from day one often sell much faster.
Living in Alaska
Does Alaska have a state income tax?
No. Alaska has no state income tax and no statewide sales tax, although some local governments have their own taxes.
What is the Permanent Fund Dividend?
The PFD is an annual payment to eligible Alaska residents. Eligibility generally requires a full calendar year of residency, so check the official PFD rules for details.
Do homes outside Anchorage have city water?
Many homes in Eagle River, Chugiak and the Mat Su Valley use private wells and septic systems, which should always be inspected.
How do Alaska homes handle winter?
Look for good insulation, reliable heat, a solid roof, an arctic entry and a heated garage. I point these out on every showing.
