Estate sales come with questions most people have never faced before. Who has the authority to sell? What needs to happen with the belongings inside? What is the house worth as it sits? Should we fix anything first? And how do we do all of this from another state?

I bring order to the property side of the process. I work with your estate attorney and the personal representative, coordinate access and vendors, and give the family honest pricing and timing options so decisions are made with clarity, not pressure.

I coordinate trusted local vendors for cleanout, cleaning, minor repairs and winterizing, so out of town family members do not have to fly in for every step.

I show you what the home could sell for as is and after light preparation, so the family can choose the best path.

Every estate is different. These are the topics we work through together.

Authority to sell. Typically the personal representative named by the court handles the sale. Your attorney will confirm what is required for your situation.

Selling as is. Many estate homes sell as is. I will show you whether light preparation would likely bring a better net result.

Personal property. We plan time for family to take keepsakes before cleanout and donation or sale of the remaining items.

Vacant home care. Vacant Alaska homes need heat checks, snow removal and regular visits in winter. I help arrange that care.

It depends on the estate and the court process. In many cases the personal representative can sell once they have authority. Your estate attorney will confirm the steps for your situation.

Do we have to clean out or fix up the house first?

No. Many estate homes sell as is. I will show you the likely difference between selling as is and doing light preparation so the family can decide.

Our family lives outside Alaska. Can you still help?

Yes. I regularly help families who live in the Lower 48. I coordinate access, vendors and showings locally and keep you updated by phone, text, email and video.

How is the home priced in an estate sale?

I prepare a detailed market analysis based on condition and recent comparable sales, and I can work alongside an appraisal if your attorney requires one.

Is our conversation confidential?
