Commissions are not set by law and are fully negotiable. Terms are confirmed in a written listing agreement before your home goes live.

FSBO in Alaska: common questions
Is it really 0% commission?
Yes. If you find the buyer yourself and do not need help with the transaction, you pay 0% and still get the MLS listing, professional photography and marketing. If a buyer's agent is involved or you want my help, the options above apply.
Do I still have to offer a buyer's agent commission?
No. Since the 2024 NAR settlement, sellers are not required to offer compensation to a buyer's agent, and any compensation is negotiable. In my plan, if another agent brings the buyer and you accept that offer, you pay 2.5% total with no separate listing fee.
Can I sell my home by owner in Alaska?
Yes. Alaska homeowners can legally sell their own homes. You will still need a purchase agreement, the required Alaska residential real property transfer disclosure, and a title company to close. That is where the 1.5% paperwork option helps.
What does the 1.5% paperwork option cover?
When you find your own buyer, I handle the purchase contract, disclosures, deadlines, coordination with the lender, inspector and title company, and guide you all the way to closing.
How fast can my home be listed?
Usually within a few days of our consult, as soon as photos are complete and the listing agreement is signed.
