Why Wasilla

Room to breathe, and the lake is five minutes away

Wasilla is the busiest city in the Mat Su Valley and the reason so many Anchorage buyers start looking north. Your budget stretches further here. Newer construction, bigger garages, and lots measured in acres instead of square feet are common, and you are surrounded by lakes, trails and mountain views.

Daily life is easy too. Big box shopping, restaurants and services line the Parks Highway, Wasilla Lake and Lake Lucille sit right in town, and Hatcher Pass is a short drive for summer hikes and winter snow. The tradeoff is the commute, so I help every buyer weigh the drive against the space they gain.

Buyer Intel

What I check before you fall in love

Valley homes have their own checklist. Here is what I look at on every Wasilla showing.

01

Well and septic. Many Wasilla properties are not on city water and sewer. I make sure well flow, water quality and septic condition are reviewed early, not at the last minute.

02

Heat source. Natural gas reaches much of Wasilla, while some outlying homes use heating oil, propane or wood. Heating costs vary a lot, so we check them.

03

Road access. Some subdivisions sit on private or seasonal roads. I confirm who plows and maintains them before you commit.

04

Commute reality. I map your real drive time to work, school or JBER, in winter conditions, for every home you seriously consider.

FAQ

Wasilla questions, answered

Over the last 30 days, the median sale price in Wasilla was $455,000, based on Alaska MLS data from September 5 to October 5, 2026.

How long is the commute from Wasilla to Anchorage?

Plan on roughly an hour each way to Anchorage, depending on where you live in Wasilla, traffic and winter road conditions.

Do Wasilla homes have city water and sewer?

Some homes in the city core do, but many Wasilla properties use private wells and septic systems. I flag this on every showing and make sure it is inspected.

Is Wasilla a good place to buy for military families?

It can be, especially for families who want more space for their budget. The drive to JBER is longer than from Eagle River or East Anchorage, so we weigh space against commute. See my JBER relocation guide.
