Eagle River sits inside the Municipality of Anchorage, yet it lives like its own community. You get grocery runs without traffic, trailheads ten minutes from your driveway, and a summer calendar anchored by the Bear Paw Festival. Then Monday morning, the Glenn Highway puts Midtown and downtown Anchorage within easy reach.
Buyers come here for space, views, and schools. Sellers love it because that demand holds up. The trick is that Eagle River is not one market. A view home on the hillside, a family home near town, and a quiet lot up the valley each price differently, and that is exactly where local knowledge earns its keep.

Eaglewood
Mature trees, settled streets, and quick access to schools, shopping, and the highway. A classic pick for growing families.
Hiland Road
Hillside lots, larger homes, and serious mountain views. Gorgeous in July, so we always look closely at driveway grade for January.
South Fork
Tucked toward the mountains with trailheads close by. Ideal if your weekends involve skis, bikes, or a very enthusiastic dog.
Eagle River Valley
Out along Eagle River Road toward the Nature Center. More elbow room, wooded lots, and the quiet that people move to Alaska for.
Downtown Eagle River
Condos and townhomes close to restaurants and errands, with the easiest hop onto the Glenn. Smart for first time buyers and downsizers.
Chugiak
Just north, with larger lots and a more rural pace while staying inside the municipality. Worth a look if you want acreage without the Valley drive.

What I check before you fall in love
Eagle River homes are beautiful. A few of them are also beautifully complicated. Here is what I look at on every showing.
Driveway grade and snow. A steep driveway is charming until the first ice storm. We talk plowing, heat, and access before you write an offer.
Water and septic. Some properties farther up the valley run on well and septic. I make sure flow rates and septic history are reviewed early.
Winter ready features. Heated garage, arctic entry, roof condition, and heating costs matter more here than a trendy backsplash.
The view premium. Views add real value, but not unlimited value. I show you exactly what comparable view homes sold for.

The Anchorage market right now
September 2026, Anchorage Municipality, which includes Eagle River and Chugiak. Inventory is up from last year, yet the market is still clearing listings in under two months. Translation: well priced homes still move fast, and overpriced ones sit.
