Why Anchorage
City convenience with the wild right outside your door
Anchorage holds roughly 40 percent of Alaska's population, and it still feels like a place where you can see moose from your kitchen window. You get the state's best shopping, dining, hospitals and jobs, plus Ted Stevens International Airport for easy travel, and you are never more than a few minutes from a trailhead.
For buyers, that means real choice. A downtown condo, a family home in Sand Lake, and a view property on the Hillside are three completely different markets inside one city. For sellers, it means pricing has to be precise. Buyers compare street by street, and the agent who knows those streets protects your number.

Mature trees, the Coastal Trail and Kincaid Park nearby, and a short drive to the airport. Homes here rarely sit long.
Midtown
Close to work, restaurants and errands, with a mix of condos, townhomes and older homes that suit first time buyers and investors.
Downtown
Walkable living with inlet views, restaurants and the Park Strip. Ideal for condo buyers who want the city at their door.

What I check before you fall in love
Anchorage homes are built for real winters. Some are built better than others. Here is what I look at on every showing.
Heat and energy. Most Anchorage homes run on natural gas. I look at the furnace or boiler age, the water heater and recent utility costs so there are no surprises.
Earthquake readiness. Anchorage sits in an active seismic zone. Inspections, foundation notes and the history of the home matter, and I make sure they are reviewed early.
Snow and slope. A Hillside view can come with a steep driveway. We talk plowing, sun exposure and winter access before you write an offer.
HOA and condo health. For condos and townhomes, I review dues, reserves and upcoming projects so you know the real cost of ownership.
