Why It Matters

Alaska is not a typical duty station. Your agent should not be typical either.

A PCS move compresses a big decision into a short window, often from thousands of miles away. Add Alaska winters, homes on wells, and neighborhoods that feel completely different from one side of the Glenn to the other, and guessing gets expensive.

I have lived here since I was two. I know which commutes stay easy in February, which homes are built for real winters, and how to structure a VA offer so sellers take it seriously. You get the honest local read, plus a plan you can follow from your current base.

Where Service Families Live

Neighborhoods that work with a JBER commute

Drive times vary with traffic, weather, and which gate you use. Here is the big picture, and I will map your exact commute for every home you consider.

Fan Favorite

Eagle River

Mountain views, strong schools, and a short drive to the Richardson side of base. The most requested area for JBER families. Eagle River guide →

More Land

Chugiak

Larger lots and a quieter pace just north of Eagle River, with a commute that still makes sense.

Close In

East Anchorage & Muldoon

Right next to base, with a wide range of prices and plenty of options for first time buyers.

City Life

Midtown & South Anchorage

More restaurants, shopping, and amenities, in exchange for a longer daily drive.

Space

Wasilla & Palmer

The most house and acreage for your budget. Plan on a longer commute, often 45 minutes or more depending on weather.

Your PCS Game Plan

From orders to keys, step by step

Every move is different, but this is the rhythm that keeps military buyers calm and on schedule.

01

Orders arrive, we talk

We map your report date, budget, and must haves, and I connect you with lenders who close VA loans on time.

02

Virtual tour sprint

I preview homes in person, then walk you through the best ones on live video. No surprises, no filtered photos.

03

Offer, inspection, appraisal

I write a strong VA offer, attend the inspection, and handle the details while you finish up at your current station.

04

Close remotely if needed

Signing can often be handled from wherever you are, so closing lines up with your arrival and your household goods.

05

Settle in like a local

You get my winter prep list, local vendor recommendations, and a real person to call when the first snow hits.

Alaska Home Intel

What Lower 48 buyers wish someone had told them

Small details that make a big difference in your first Alaska winter, and in your resale value later.

01

Winter ready matters. Heated garages, arctic entries, and solid roofs are worth more here than granite counters. We prioritize what keeps you comfortable in January.

02

Know your heat source. Many Anchorage area homes use natural gas, while some outlying properties rely on heating oil or propane. Heating costs vary, so we check them.

03

Well and septic in the Valley. Many Wasilla and Palmer properties are not on city water. I make sure well flow and septic condition are reviewed before you commit.

04

Tax friendly state. Alaska has no state income tax and no statewide sales tax. Ask me how Permanent Fund Dividend eligibility works for military households.

PCSing Out of Alaska?

Sell it, rent it, or keep your options open

Leaving JBER does not have to mean a rushed sale. I will show you what your home would sell for, what it could rent for, and how long you can wait before deciding. If you are already gone, I can market a vacant home, coordinate showings and vendors, and keep you updated from anywhere in the world.

FAQ

Military buyer questions, answered

Can I buy a home in Anchorage before I arrive?

Yes. Between live video tours, digital paperwork, and remote closing options, many military buyers purchase before they ever set foot in the house. I preview everything in person so you are not relying on photos alone.

Will a seller accept my VA loan offer?

VA offers win in this market every day when they are written well. I present your offer with a strong pre approval and clean terms so sellers see a confident, reliable buyer.

Can I use my VA loan more than once?

In many cases, yes. VA entitlement can often be restored or reused, depending on your situation. Your VA lender will confirm the exact details for your file.

Which neighborhoods are closest to JBER?

East Anchorage and Muldoon sit right next to base, and Eagle River and Chugiak are popular for their quick drive to the Richardson side. Wasilla and Palmer offer more space with a longer commute.

Should I buy or rent for a three year tour?

It depends on your budget, the market, and your plans after this assignment. I will lay out the numbers honestly, including what renting it out later could look like, so you can make the call with confidence.
