The Plan

How buying your first home works

01

Get clear on budget

We talk about what you want your monthly payment to be, not just the maximum a lender will approve. Then I connect you with trusted local lenders.

02

Get pre approved

A strong pre approval tells sellers you are serious and helps you compete. Ask your lender about first time buyer options, including Alaska Housing Finance Corporation programs, FHA, VA and conventional loans.

03

Shop smart

I set up a custom search, preview homes, and point out what matters in Alaska, like heat source, roof, drainage and winter access.

04

Write a winning offer

I study recent sales and the seller's situation so your offer is strong without overpaying.

05

Inspect and negotiate

I attend inspections, explain what is normal and what is not, and negotiate repairs or credits on your behalf.

06

Close and celebrate

I keep the lender, title company and seller on track so you close on time and get your keys.

Buyer Intel

What first time buyers should know in Alaska

A few Alaska specific details can save you thousands.

01

Heat matters. Natural gas, heating oil, propane and wood all cost different amounts. I help you look at real utility costs before you buy.

02

Well and septic. Many homes outside Anchorage use a private well and septic system. These need their own inspections.

03

Condos and HOAs. Condos can be a great first home. I review dues, reserves and rules so there are no surprises.

04

Your total cost. Your payment includes principal, interest, taxes, insurance and any HOA dues. I make sure you see the full picture.

FAQ

First time buyer questions, answered

How much do I need for a down payment in Alaska?

It depends on the loan. VA loans can allow zero down for eligible veterans, FHA loans allow a low down payment, and conventional loans start at small percentages for qualified buyers. Your lender will confirm what you qualify for.

Are there first time home buyer programs in Alaska?

Yes. Alaska Housing Finance Corporation offers programs that may help with rates and down payment for qualified buyers. Ask your lender which programs fit your situation.

Does it cost me anything to work with a buyer's agent?

We will review how buyer agent compensation works on a written agreement before we start, so you know exactly what to expect. In many transactions, the seller contributes toward it.

How long does it take to buy a home?

Once you are under contract, closing usually takes about 30 to 45 days. Finding the right home can take a few weeks or a few months.

What should I do first?

Talk with a lender about pre approval, then reach out to me. We will build a plan around your budget and timeline.
