The Takeaway

Sales are up, and so is choice

The Mat Su Valley had a strong September. 179 homes sold across the borough, up from 161 in September 2025, and year to date sales of 1,349 are running slightly ahead of last year's pace.

Inventory is growing faster than in Anchorage. August ended with 626 active listings, up 13 percent from a year earlier and the highest August level since 2019. That works out to roughly 3.3 months of supply, still a seller's market, but with noticeably more competition for sellers and more negotiating room for buyers.

Bottom line: Valley buyers have the best selection in years, and Valley sellers need sharp pricing and standout presentation to win.

What It Means For You

Advice for Valley buyers and sellers

01

Sellers: More listings means buyers compare harder. Price right from day one and invest in presentation, because the first two weeks matter most.

02

Buyers: You have more choice than at any point in recent years. Get pre approved and negotiate with confidence on homes that have been sitting.

03

Commuters: Run the real winter drive time before you buy. The Valley offers more space for the money, and the commute is part of the price.

04

Land and lake buyers: Well, septic, road access and frontage details drive value here. Get them inspected early.
