How I Sell Your Home
Selling in Alaska is not like selling in the Lower 48. Our market moves with the seasons, with PCS orders at JBER, and with buyers relocating from thousands of miles away who may never walk through your door before they write an offer. My plan is built for that reality.
A full market analysis using recent sales in your neighborhood, not an automated estimate. Pricing correctly on day one is how my listings average 14 days on market.
A walkthrough with a clear list of what is worth fixing and what is not, so you spend money only where buyers notice it.
Professional photos and video, the MLS, social media, and my own database of buyers, including military buyers heading to JBER.
I review every offer with you line by line, negotiate inspection requests, and stay on the transaction until you hand over the keys.

Real Sellers, Real Results
Craig W. | Anchorage
When a Low VA Appraisal Complicated an Anchorage Luxury Sale
Craig owned a beautiful luxury home in Anchorage on a gorgeous lot with incredible views. Then the VA appraisal came in below the agreed purchase price.
Rather than accept the first number, I went to work. I researched additional comparable sales, connected with other real estate professionals, and worked alongside the buyer's agent and buyers to submit a formal Reconsideration of Value. The value did not change, and closing was delayed about three weeks.
Through every decision, I kept Craig informed and advocated for him. We worked through it and closed the sale, and Craig was happy with the representation and support he received. Read the full story
Rob M. | Eagle River
An Out of Town Seller, a Vacant Home, and an Alaska Winter
Rob was living out of town, and his vacant Eagle River home was not ready to sell. He needed someone local to step in.
First we had to get inside: after several failed attempts, we called a locksmith and changed the locks. Then came plumbing repairs, contractor scheduling and a full move out cleaning before listing photos. After we went under contract, the home lost heat in the middle of winter, so we arranged an emergency 24 hour service call and shut off the water to protect the pipes. We even had to thaw frozen ground to complete sewer testing.
I stayed involved and kept the process moving while Rob was away, and we made it to the closing table. Read the full story
Common Questions
Seller Questions I Hear Every Week
What is my Anchorage home worth right now?
It depends on what has sold near you in the last few months, your home's condition, and the season. Online estimates often miss Alaska homes because so many sales are unique. I will prepare a free, no pressure market analysis using real local sales. Request your home valuation.
When is the best time to sell in Alaska?
Spring and early summer bring the most buyers, but they also bring the most competition. Winter listings face fewer competing homes and serious buyers, including military buyers on fixed report dates. The right time is when your home is ready and priced correctly.
How much will I walk away with?
Your net depends on your sale price, payoff, closing costs and any repairs or concessions. Use my seller net calculator for a starting point, then I will walk you through a detailed estimate.
Can you sell my home if I am PCSing out of JBER?
Yes. About two thirds of my business is with military and VA clients. I regularly handle sales for sellers who have already left Alaska, using virtual walkthroughs, electronic signatures and regular updates so nothing waits on you being here.
What if I am selling because of a divorce or an estate?
These sales need extra care and discretion. Learn more about divorce home sales and estate and probate sales.
