Selling a Vacant Eagle River Home for an Out of Town Owner

Real Seller Success Story | Eagle River, Alaska

Some homes come with a few challenges. Others seem to come with every challenge imaginable. This was definitely one of those transactions!

My seller, Rob M., was living out of town and needed help getting his Eagle River property ready to sell. The home had been sitting vacant for some time, and the preparations he had hoped would be completed hadn't happened.

When Rob reached out, he needed someone local who could step in and help get things moving.

And that's exactly what I did.

First, we had to get into the house! After several unsuccessful attempts to access the property, we called a locksmith, gained entry, and had the locks changed. Once inside, it became clear there was more work ahead than originally anticipated.

Plumbing repairs needed attention, contractors had to be scheduled, and the entire home needed a move out cleaning before we could even take professional listing photos.

I helped coordinate the necessary work, prepared the property for marketing, and got it listed.

We received an offer, but that was far from the end of the adventure.

Additional issues surfaced during the transaction, leading to repair negotiations and weeks of coordinating contractors. And because this was Alaska, winter decided to add a few challenges of its own.

At one point, the property lost heat in the middle of winter. We had to arrange an emergency 24 hour service call to restore the heat and shut off the water as a precaution against frozen pipes.

We even had to deal with thawing frozen ground to complete sewer testing in the middle of an Alaska winter!

There were unexpected repairs, delays, negotiations, and more than a few moments where we had to figure out the next solution.

Through it all, I stayed involved, kept the process moving, and helped coordinate the details while my seller was out of town.

And after everything this property threw our way, we made it to the closing table.

The transaction was successfully completed, with the remaining issues negotiated along the way.

Looking back, this sale felt like nearly every real estate challenge packed into one transaction.

But it's also a reminder of why I love what I do.

Selling a home isn't always as simple as putting a sign in the yard and waiting for an offer. Sometimes it takes problem solving, persistence, trusted contractors, and someone willing to help manage the unexpected.

My job isn't just to list your home. It's to help you navigate the entire process, especially when things don't go according to plan.
