When a Low Appraisal Complicated an Anchorage Luxury Home Sale
A Real Seller Success Story | Anchorage, Alaska
Some real estate transactions stay with you long after closing. This was one of them.
My seller, Craig W., owned a beautiful luxury home in Anchorage, situated on a gorgeous lot with incredible views. It was a special property, and when an unexpected appraisal challenge arose, what should have been an exciting final chapter quickly became an emotional experience.
The VA appraisal came in lower than the agreed purchase price, creating a significant obstacle to closing.
Rather than simply accepting the initial outcome without exploring our options, I went to work.
I researched additional comparable sales, connected with other real estate professionals, and worked alongside the buyer's agent and buyers to gather supporting information for a formal Reconsideration of Value (ROV).
We presented the information through the reconsideration process, hoping the additional market data would support a different valuation.
Unfortunately, the appraisal value remained unchanged.
The process delayed closing by approximately three weeks and created understandable frustration for my seller.
Throughout it all, my focus remained on communication, advocacy, and helping my client navigate the decisions ahead.
Ultimately, we worked through the challenges and successfully closed the sale.
While the appraisal outcome wasn't what we had hoped for, Craig was happy with the representation and support he received throughout the process.
For me, real estate isn't just about the transactions that go smoothly. It's about showing up when things get complicated, advocating for my clients, and helping them move forward even when the outcome requires difficult decisions.
Every home has a story. And every seller deserves an agent who takes that story seriously.
