Is Anchorage a Buyer's Market? What the October 2026 Numbers Say
Short answer: no. Anchorage is not a buyer's market yet. But the market has clearly shifted, and if you are buying or selling this fall, that shift changes your strategy. Here is what the latest numbers actually say, with sources you can check yourself.
The number that decides it: months of supply
Months of supply tells you how long it would take to sell every home on the market at the current pace of sales. The traditional rule of thumb: under six months is a seller's market, around six is balanced, and more than six is a buyer's market.
In September 2026, the Municipality of Anchorage (which includes Eagle River, Chugiak and Girdwood) had 419 active listings and 218 sales, according to Alaska MLS data. That works out to about 1.9 months of supply. We would need roughly three times as many homes for sale to reach a true buyer's market.
So what changed? More choice for buyers
- Inventory is up. Active listings were up 11% from September 2025 and hit their highest September level since 2021.
- Sales are steady. 1,694 homes sold in the Municipality of Anchorage through September, nearly identical to the 1,697 sold over the same months of 2025.
- Supply is still historically tight. In September 2018, Anchorage had 978 active listings. Today's 419 is less than half of that.
Translation: buyers finally have options, but there is still not enough inventory to tip the scales in their favor.
The two speed market
Here is the part most people miss. Redfin reports that in August 2026, the median Anchorage home sold in just 9 days, 42.2% sold above list price, and the median sale price was $464,692, up 5.7% from a year ago. At the same time, 29.4% of homes had a price drop.
Both things are true at once. Homes that are priced right and presented well still sell in days, often with multiple offers. Homes that are overpriced sit, take price cuts, and drag the average days on market up. That is why the 30 day average in the city of Anchorage was 71 days on market even though the median home sold in about a week.

This summer my buyers won a home on Retriever Circle in Sand Lake against multiple offers after just 2 days on market, while a luxury home on Belarde Avenue in South Anchorage took 55 days and a hard fought appraisal to close. The real shift this fall: mortgage rates
Freddie Mac's weekly survey put the average 30 year fixed rate at 7.28% on October 1, 2026, the highest since November 2023 and up from 6.34% a year earlier.
On a $405,000 loan, that rate increase alone raises the principal and interest payment from about $2,517 to $2,771 a month, roughly $254 more. That is what is cooling demand, not a flood of listings. Run your own numbers on my Alaska mortgage calculator.
What about the Mat Su Valley?
The Valley is moving faster toward balance than Anchorage. Alaska MLS data shows the Matanuska Susitna Borough ended August with 626 active listings, up 13% year over year and the highest August level since 2019, or about 3.3 months of supply. Sales are healthy too: 179 homes sold in September, up 11% from a year ago. Still a seller's market, but Valley buyers have the best selection they have seen in years. What this means for you
If you are buying: You have more choice than at any point since 2021, and more room to negotiate on homes that have been sitting or have already had a price cut. But the best homes still move in days, so get fully preapproved before you shop and be ready to act. With rates where they are, ask your lender about rate buydowns and seller credits; on the right home, I can often negotiate those into the deal.
If you are selling: Your home will sell, but buyers are comparing harder than they were a year ago. Price it right from day one, invest in professional photos and presentation, and treat the first two weeks as your window. Overpricing is the single most expensive mistake in this market.
