The Takeaway
More choice for buyers, but still a seller's market
September 2026 brought 218 home sales across the Municipality of Anchorage, slightly below the 227 sales of September 2025. At the same time, active inventory climbed to 419 listings, the highest September level since 2021 and up 11 percent from last year.
Even with that increase, Anchorage has only about 1.9 months of supply. A balanced market is often described as roughly five to six months, so sellers still hold the advantage. The difference is that buyers now have more options, which means homes that are priced right and presented well sell quickly, while overpriced listings sit.
For perspective, inventory is still less than half of where it was in September 2018, when Anchorage had 978 active listings. The long term shortage of homes for sale continues to support prices.
